Who Qualifies to Invest in a DST?

Accredited investor standards and why most DSTs are limited to them.

Why accreditation matters

Most DST interests are sold as private placements under SEC Regulation D, which generally limits sales to accredited investors.

The main tests

You may qualify with a net worth over $1 million (alone or with a spouse or partner), excluding your primary residence; or income over $200,000 individually, or $300,000 jointly, in each of the past two years with the same expected this year; or certain professional licenses such as the Series 7, 65, or 82.

How it's verified

Sponsors and broker-dealers will typically ask you to complete a questionnaire and may request documentation. Many long-time property owners qualify once the equity in their investment real estate is counted.
